Interesting market. Other than a few (which probably include closing costs and other questionable items), you seem to have quite a disparity between asking and selling. Is that typical?
Jennifer... Typically properly priced homes sell within 5% of the asking price but finding homes that are priced right it getting tougher. Some sellers are holding on to the dream of past prices and unfortunately our market is flooded with almost 1000 real estate agents, many of whom don't mind "buying the listing". Along with sluggish sales, prices have come down about 15% since last year. Accepting the reality that a home valued at half million a year or two ago will now only fetch about $425,000 is difficult for some to digest.
Dan it would be nice to get some of those house off the market. Hopefully the new stimulus package will pass soon and that it motivates a few Buyers.
