Fall House Hunting in New England

 

 

As we move out of the summer season and into fall along the Connecticut Coast it offers ideal weather for house hunting.  The crisp cool air and colorful trees make October a great month to market or purchase a home.  Sellers relocating to a warmer climate are anxious to wrap things up before the snow flies and buyers want to settle into their new home prior to the holidays.

Contrary to the media hype the housing market in my 5 primary towns is doing fine.   Certainly it's evident that inventory has grown and most homes take longer to sell due to the large selection of properties but if you want to relocate don't let the media discourage you.  Contact me and we can look at the facts as they pertain to you.

Today the 4th quarter of 2007 begins and I have already complied the results of housing sales for the 3rd quarter. Looking at the MLS ( Multiple Listing Service ) data for the towns of Branford, Guilford, Madison, North Branford and North Haven shows that 284 single family homes closed in the 3rd quarter of this year verses 298 during the same time last year.  Total number of sales is only down 5%.  The median sale price is slightly ahead of last years prices,  combining data from all 5 towns shows a median sale price of $400,200 this year compared to $395,800 during the 3rd quarter of 2006.

Jason... Been a crazy start to fall, warm one week and cool the next, nights are getting chilly...

Teri... A decent time to buy.... Perfect would have been just before the price move 4-5 years ago.

Suzanne... Fall has been good historically... Nice to head into winter after a strong fall.

Missy... PFizer's a little further east but I did have one client that transferred there.  On the west side we just lost Bayer.

Dan, I stopped at three Open Houses on Sunday and they were all busy, people were out looking and that is always good.  Let's hope for a good last quarter.

The market news is wonderful!!  I too love the Fall, it's my FAVORITE time of year and seems to bring everyone to LIFE with a relief from the heat.  I would love to see it along the Connecticut Coast though, not quite the same down South.  Enjoy it for me!

George..  Do you ever take a day off?  Think it has been more than a few years since I've gone to three open houses on a Sunday.

Susie... I'll try to capture some color for you.  Think we'll be heading to Maine this weekend and a few agents in the office were talking about chartering a sail boat the weekend after which should be the most colorful around here.

Dan- I agree with you, the market here in Western Ma is doing just fine. It has been a little slow during certain months but otherwise still going strong.

I like your video- very nice!! I love the creative way you presented it!
