Welcome to Tee'd Off Tuesday.   Typically when I list a new home I put out an abundance of marketing material but noticed I'm not generating many phone calls.  With my latest listing at 33 Fairlawn Drive in North Haven, CT 06473  I decided not to publish the address as an experiment to see if phone activity increased.

Well, two days after entering the information into our MLS system and making sure I checked "N" so the address would not published by others I see a few sites are giving away the home address of my listing. After a bit of investigation I'm not sure where to place the fault.  Seems the culpret is not the MLS feed but Postlets.com which must have supplied the address to truila.com & Real Estate Shows that is credited with having the property listed at oodle.com

Since my wife is the one that spends her time on Postlets & RSS she may have unknowingly allowed permission to publish the address so at this point I'll just caulk it up to a failed experiment.  Suppose it doesn't really matter if we freely give away the house address anyway..... It isn't really all that difficult to figure out from the map realtor.com provides.

UPDATE - Although the media has continued to report gloom and doom of the Real Estate Market properly priced homes move fast.  This property received three offers and was off the market within a few weeks! Feel free to contact me for help finding a similar home.

It is that time of year again when the spring running events are plentiful and the housing market begins to see fresh new listings.  North Haven is coming alive with both! 

2008 has started out Great! New Year's Day I spent an hour or so in my office on the Guilford Green waiting for the start of the Frosty 5k and although the day had a bit of drizzle it turned out to be a personal record for me, my fastest 5k.

Since I am now preparing for my First Marathon with the Team in Training I'm not sure how I will feel as I start the North Haven Road Race on Sunday morning.  My weekly long run with the team is every Saturday and I'm scheduled for 14 miles the day before the North Haven Race.  This will be the longest I have ever run so I expect to be feeling the effect of those miles while running the 5k.

The month of February was one of the wettest on record this year but  a total of 46 single family homes closed in my primary territory during the month.  Although the number of sold homes lagged behind 2007 sales by around 22% the average sales price remained about the same.   Lower cost homes continue to see much more activity that mid range properties.
